The Energy Efficiency Certificate or Energy Performance Certificate is an officially recognized form from the Ministry of the Environment, Energy and Climate Change, issued by certified energy inspectors who are registered in the Energy Inspectors Database. It captures the energy performance of buildings by classifying them into their appropriate energy categories.
Energy certificates are necessary to rent or sell a building or part of it (eg. apartment). They apply to residential, commercial, private, or public buildings. They are also required after the completion of a new or radically renovated building.
EPCs are valid for a period of 10 years.. They can be used as many times within that time frame, with the exception of a radically renovated building, where a new EPC needs to be issued.
Attention! According to the article 20 of 4122/2013 law in case of non-issuance of an EPC, a fine is imposed on the owner, ranging from € 1,000 to € 10,000.

According to law 4409/2016, article 56, paragraph 9 “Energy Performance Certificates and Inspection Reports, which have been inspected and the Energy Inspector was sanctioned, are automatically revoked upon the entry into force of the administrative sanction act, which is notified to the owner of the building concerned.”
So be careful to avoid paying twice!
