With the real estate sector and property buying and selling rapidly increasing, more and more investors and/or property owners are subsequently faced with problems in the property which create serious issues both in its smooth and profitable exploitation and in the subsequent transfer of, while in many cases the problems are so serious that the properties “stagnate” unexploited in the hands of the new owners, essentially constituting an additional tax burden.
These problems could have been avoided with the previous – and in any case before the acquisition of the property – technical due diligence as the first and most basic step, in the context of an overall process of checks and evaluation, in order for the profitable exploitation, purchase or selling a property as well as ensuring the viability of the investment.
Our office undertakes to evaluate the existing condition of the property, to collect its legalization and ownership documents (building permits, title deeds, etc.), to check the legality of the existing buildings and constructions, to determine compliance or non-compliance with the rules and the institutional framework that governs each activity as well as to check the existence or non-existence of mortgages and encumbrances.
Of course, the extent and detail of the above inspections vary and are adapted to each property individually based on the particularities of the project, the requirements and needs of the owner.
